Hwy. 54 W. retail center work is now underway

The long-planned retail area on Peachtree City’s west side is undergoing a review of its final site plan. The Overlook will add 98,000 sq. ft. of retail space at Ga. Highway 54 West and Line Creek Drive along with a RaceTrac station and a Chick-fil-A restaurant, said Peachtree City Senior Planner David Rast.

Consisting of two buildings, the overall development will include 3-4 mid-size anchor tenants and smaller retail shops. The rear building will include approximately 88,000 sq. ft. of retail while the building in closer proximity to Hwy. 54 West will include approximately 10,000 sq. ft. tenant space.

“Trinity Development is in the final stages of negotiating leases with a number of national tenants and is expected to make an announcement within the next few weeks as to which tenants will be located within the center,” Rast said.

In another area of the development and situated along Hwy. 54, the final site plan for the Chick-fil-A and RaceTrac Neighborhood Center developments have been approved and the land disturbance permit has been issued for both projects, said Rast, adding that construction is anticipated to begin in September.

The Chick-fil-A restaurant will total 4,927 sq. ft. with 132 indoor seats and 31 seat outside.

The RaceTrac station wil total 5,928 sq. ft. and will be outfitted with 20 pumps.

As a part of the development, an access road will be constructed through the Line Creek Nature Area connecting The Overlook to the MacDuff Crossing retail center. This road connection will allow safer access into the Line Creek Nature Area along with allowing traffic to enter and exit the retail centers using the existing traffic signal at the Hwy. 54 and MacDuff Crossing intersection.

Rast said city staff is currently reviewing the final site plan for the development.

Mr. Haddix...is this the gas station that you said would never be built? BTW-It's also getting a red-light (green T) that entire council said would never happen. Nrewas flash, it's happening and you can't say you were not warned. Hopefully one day our citizens will elect officials who have an understanding of making pro-active decisions.  
That's wonderful. More traffic and more crime. Thank you, money grubbing developers, for making Peachtree City unliveable.
News Flash-This property has been zoned for developement for more than 20 years. Cities develope or they die. If you think there is so much money in developement, maybe you should try it.  
So sorry to see yet more development.    And of course I am sure that the Green Belt wil be maintained so you wouldn't be able to see this monstrosity from the road.  Right?  So Dar... 20 years ago...we still maintained Green Belts.      What happened?    NEWS FLASH.... Your opinion here is NOT POPULAR with folks who remember PTC as it was.

Why not reply directly to Dar...makes these threads easier to follow...he is right, property has been zoned commercial for a while..you should have purchased it. 
If the greenbelt was so important, the city, or a group of citizens could have bought this property and done nothing with it. It's always been zoned commercial on a state hwy...what did you think was going to happen? The answer is NO there will be no green space or a real buffer. Listen, it's because of the people who remember PTC for what it was, continued to vote to keep the the uninformed in office. You start voting for the right people, you would not be having these problems...like a large gas station...it's embarrassing.

You mean Chic-fil-A...First of all, a gas station is ten-times worse than fast food, but this has nothing to do with the businesses that are going there, this is simply councils fault for the city to ever be in this position to allow it to happen. I will even go one step further; much of this has to to with the citizens telling council they didn't want a red-light. Most citizens, when it comes to government and growth don't have all the information and simply are clueless to understanding the big picture...cause and effect. Council was and is way to emotional when it comes to making decisions. This is simply why you need business minded people in office, business people do not get emotional. Successful business people gather all the facts both positive and negative, and make a decision based on what is best for the company (in this case, the city) as a whole. Both short and long-term. There are other means to fix the traffic problem that is hwy 54 west. I (along with several others) told all that you (the citizens) are going to get a red-light there sooner or later and with that will come a gas station. Again, council became re-active and not pro-active. Those "citizens" said it will never happen. I guess some citizens can still believe that if they want too, but they would be wrong.  
Again, why no mention of the chicken folks in your posts?    Please clarify why gas stations are ten times worse than fast food places.   YOU (the citizens)?  You mean you are not part of US (the citizens)?    So you are saying that citizens are not allowed to have a say in the decisions, only business people who are elected are allowed to decide. Did I understand you on that?
You say "why no mention of the chicken folks in your posts". HELLO!-Just read the first sentence...I name the chicken folks...what is it do you do not understand? Citizens have every right to have a say and as an elected official you address their concerns. What I am saying is that if you know the facts, understand the facts, and know the outcome you don't veto what is best for the city because 1% of the citizens who have no idea what they are talking about show up at a council meeting and voice their opionion. I'm sure citizens would like to pay less taxes but the alternative may mean giving up services and a reduction in  home values...ultimately it will cost much more in quality of life and negative impact on the city overall. Based on your position that would be okay because that's what citizens want, less taxes. I will tell you this...everytime the council listened to the 1% it's been a trainwreck and everytime thy have not the perceived consequences were non-existent. The city has lost 6 years of property taxes and tax sales revenue over a red-light that is going in anyway. Instead of getting a retail center much like the "Avenue" you are getting a gas station. All because council listened to the citizens. Over the past 12 years I can show your were over 12 million dollars have been wasted because council listened to 1% of the population or were afraid to make a decision based on 1% of the population. If you let the citizens decide our city would implode in 5 years. Citizens vote in a mayor and council to make informed decisions. An average of 1 out of 3400 PTC citizens attend council meetings. That tells me over 99% of PTC citizens elect officials because they trust them to make informed decisions. No, I would not allow 100 people out of 34,000 tell me what decision I should make. People want what is in their own best interest, not what is best for the city as a whole. Mayor and council make decisions or should make decisions based on what is in the best for the city as a whole.    
Oh dar, thanks for not answering my questions...twice now.  "Based on my position" you say?  Really, just what is my position?  Frankly, there is no room for any position except yours as you constantly tell us this city has to be your vision, your way, more growth, more traffic, more everything.  What you seem to never get is there is about a 20% or less population that do bother to vote.  The rest don't for whatever reason, and one of the reasons is that they like things AS THEY ARE.  Not as you want them, not with massive growth and more traffic.  You have never understood the PTC concept.  You see this city as your opportunity to make money.  Period.  Carry on, please, so those who read this blog can decide for themselves which has been better for this city over the last 10 years or so.  Mayor and council decide things based on what is best for the city, you betcha.  When you figure that out, let us know. Till then, keep reminding everyone why they moved here in the first place.  You do a good job of that. 
You are very vocal on the blogs but refuse or choose not to use your real name...I guess that is your choice. However, your confusing me with someone else...I don't want massive growth, I want controlled growth. Growth is going to happen; what is important is that you control it (growth). PTC put themselves in a position were they had no say-so on the hwy 54 "Overlook" project. Mayor and council kept kicking the can down the road and did not take a pro-active approach...that's why we are getting a gas station. PTC is not a bubble, it is not self-sufficient, no city is. Again, you are wrong...if the city took my advice there would be less growth and much less traffic, so when you are stating what my position is, well you simply do not know what you are talking about. Just to clear things up; under my plan McDuff would have been built 6 (six) years ago. Our city streets would not be 8 years behind schedule (you have had a majority of current council in place six years now, so explain that to me) which could cause us to lose government funding. Furthermore, under my plan, you would have a very nice developement on hwy 54 west instead of a gas station. You would also have the 6 (six) years of sales and property tax revenue that have now been lost forever. Understand your logic, using PTC plan, the property in questions has always been zoned commercial and has been a part of PTC plan all along...I did not dictate that. So lets reveiw...under my plan the city would have McDuff built, less traffic on Hwy 54 so our citizens could move about more freely, more revenue to off-set taxes, and controlled growth so you could dictate usage of property. If I were in it for the money, I would be against any growth, as growth invites competition. And BTW-out of all my investments, PTC create the least amount of margins for me. I'm not vocal because I see PTC as an opportunity to make money (as you say), I'm vocal because I'm concerned my investments here will lose money because of people who do not have a grasp. I'm looking 5 and 10 years into the future and what I see is not pretty, i.e. deficient spending and 8 years behind on our city roads is just the beginning. Since you are so intense about what you perceive my position to be, I would be happy to meet with you in person so there is a clearer understanding of what my position really is. Because, if you think I'm about more growth and more traffic, you are totally mistaken or have been mis-informed.

Why are the most recent plans so different then before. They are horrible. Dar is right. Unless you want a big jump in property taxes, developments are needed.

Folks have been telling the council for years that there was a need for controlled growth.  Some of those on the council had their own ideas and chose to run with them.  Because of those less than wise decisions, we wound up with all of the headaches and ZERO tax dollars!  Yep, way to go!
"Folks"? yes they have been very vocal, real movers and shakers.  So effective, too.  Funny we never hear from them publicly.  Why is that?
